Real estate investment in North Cyprus: everything you need to know

Why North Cyprus? Which region, property type and title deed? How does the buying process work? We have gathered the questions you ask before deciding on one page, in plain language.

Why North Cyprus?

North Cyprus is a Mediterranean destination that attracts people looking for property to live in or to invest in. The main reasons are:

01

Mediterranean climate and quality of life

Long, hot summers and mild winters, with sea, mountains and history side by side. It is an attractive setting for living all year round or for a holiday home.

02

University cities and rental demand

There are several universities in the region. The international student population supports demand for rental housing, especially in Famagusta, Kyrenia and Nicosia.

03

Tourism and short-term rentals

Beaches, marinas, historic castles and ancient cities attract visitors every year. Properties in tourist areas can be considered for holiday rentals.

04

Easy access

Air and sea connections with Turkey and flights via Ercan Airport make it easier to reach and visit your property.

05

Options for different budgets

Properties range from studio apartments to detached villas. Compared with many Mediterranean destinations, it is possible to find alternatives for different budgets.

06

Buying off-plan

New projects are developed especially in areas such as Iskele and Famagusta. Projects with payment plans can let you spread your budget over time; in every project the developer and delivery terms should be checked carefully.

Which type of investment suits you?

The right property depends on your goal. These approaches are the most common.

Rental income investment

Studios and 1+1 apartments close to universities and city centres are considered for regular rental. Rental yield varies by area, period and the condition of the property and cannot be guaranteed.

Holiday home

Apartments and villas close to the sea and social amenities suit both your own use and seasonal rental.

Buying off-plan

Buying new projects during construction can bring a payment plan and a price advantage. On the other hand, the delivery date and the developer's reliability need to be researched separately.

Permanent living and second home

For those who want to live in North Cyprus or spend most of the year here, locations close to everyday amenities stand out.

These headings are for general information and do not promise any return or increase in value.

Title deed types in North Cyprus

One of the most important checks before buying is the type of title deed. The summary below is general information; the title record of every property should be reviewed by an independent lawyer.

Turkish title

A title for property that was already in Turkish Cypriot ownership before 1974. It is generally regarded as the clearest and lowest-risk title type in legal terms.

It is the title type most preferred by buyers.

Exchange title

A title held by people who were given a property in the north of equivalent value in exchange for property they left in the south. Transfers are possible.

Extra review is needed regarding the history of the property and possible claims.

Allocation title

A title issued for properties allocated by the state under certain rules.

Its conditions and risks differ from the others; a detailed legal review before the transaction is important.

The buying process step by step

The process can vary by property and buyer; the general flow is as follows:

  1. 1

    Define your needs and budget

Rental income, holiday home or living; your budget and preferred area become clear.

  2. 2

    View properties

Suitable listings are selected; where possible the property and its surroundings are viewed in person or by video.

  3. 3

    Carry out a legal review

The title type, mortgage and encumbrances, zoning and developer details are checked with an independent lawyer.

  4. 4

    Reservation and sales contract

Once the terms are clear, a reservation is made and the sales contract is signed.

  5. 5

    Contract registration and permissions

The contract is recorded in the official registers; for foreign buyers the required purchase permission process is started.

  6. 6

    Payment and title transfer

Payments are made according to the payment plan; once the conditions are met, the title is transferred.

  7. 7

    Handover and utilities

You take over the property and utilities such as electricity and water are put in your name.

What to be careful about

  • The title deed type and the property's legal history must be checked with an independent lawyer.

  • If you are a foreign buyer, learn about the purchase permission process and required documents in advance.
  • Compare your rental yield expectations with actual rent levels in the area.
