Property investment in North Cyprus
The questions we hear most before a decision, on one page and in plain language. This page is general information; it is not a promise of returns or of an increase in value.
Why North Cyprus?
Mediterranean climate
Long summers, mild winters, and sea, mountains and history side by side. Suited to living all year round and to a holiday home.
Universities and rental demand
The region has several universities. The student population supports demand for rental housing, especially in Famagusta, Kyrenia and Nicosia.
Tourism
Beaches, marinas, castles and ancient cities draw visitors every year. Properties in tourist areas can be considered for holiday lets.
Access
Air and sea links with Türkiye and flights through Ercan Airport make it easy to reach your property.
Options for different budgets
The range runs from studio apartments to detached villas.
Buying off-plan
New projects may offer a payment plan. The developer and the delivery terms should be checked carefully for every project.
Which type of investment suits you?
Rental income
Studios and one-bedroom apartments near universities and city centres are considered for long-term letting. Rental yield varies with the area, the period and the condition of the property; it cannot be guaranteed.
Holiday home
Apartments and villas close to the sea and to amenities suit both your own use and seasonal letting.
Buying off-plan
Buying during construction can bring the advantage of a payment plan. In return, the delivery date and the reliability of the developer need separate research.
Permanent living
For those who want to spend most of the year on the island, locations close to schools, healthcare and shops come first.
North Cyprus, region by region
- Famagusta
- Known for its walled old city, its port and Eastern Mediterranean University. Its student population makes it one of the areas with strong rental demand.
- İskele
- Stands out for its long beaches and new projects. Off-plan options are common in this area.
- Kyrenia
- The best-known tourist town of the region, with its historic harbour, marina and views of sea and mountains. A wide choice of villas and apartments.
- Nicosia
- The administrative and commercial centre of the island. Universities, public institutions and business keep rental demand steady all year.
- Güzelyurt and Lefke
- Known for citrus groves and a quiet way of life. An alternative for those looking for calmer surroundings close to nature.
Types of title deed
One of the most important checks before buying is the type of title deed. The summary below is general information; the title record of every property should be reviewed by an independent lawyer.
Turkish title
The property was owned by Turkish Cypriots before 1974 as well. It is generally regarded as the clearest type of title in legal terms.
Exchange (equivalent) title
Held by people who were given a property of equivalent value in the north in exchange for property left in the south. The history of the property calls for additional review.
Allocation (TMD) title
Issued for properties allocated by the state under specific rules. Its conditions differ from the others; a detailed legal review before any transaction is important.
The buying process, step by step
The process can vary with the property and the buyer; the general sequence is:
- 1
Needs and budget
The goal, the budget and the preferred region are defined.
- 2
Viewing properties
Suitable properties are chosen and visited on site or by video.
- 3
Legal review
The title type, mortgages and encumbrances, planning and developer details are checked with an independent lawyer.
- 4
Reservation and contract
Once the terms are clear, the property is reserved and the sale contract is signed.
- 5
Registration and permits
The contract is registered; for foreign buyers the purchase permit process begins.
- 6
Payment and title transfer
Payments follow the plan; when the conditions are met the title deed is transferred.
- 7
Handover
You take over the property; utilities such as electricity and water are put in your name.
Checklist before you buy
- Verify the title type and the title record with an independent lawyer.
- Find out whether there is a mortgage, a lien or any other encumbrance on the property.
- Check the building permit and the occupancy permit.
- If you buy off-plan, research the developer's earlier projects and delivery record.
- Read the delivery date, delay and withdrawal terms of the contract carefully.
- Work out the total cost: add fees, taxes, legal costs and service charges.
- Have the currency and the payment plan set out in writing.
- Compare your rental expectations with actual rent levels in the area.
Frequently asked questions
Does it make sense to buy a home in North Cyprus?
It depends on your goal and budget. The climate, rental demand and options for different budgets are the positives; the title type, the reliability of the developer and currency movements need care. We recommend deciding together with an independent lawyer and accountant.
Can foreigners buy property in North Cyprus?
Yes. However, the transaction involves a purchase permit from the authorities and certain limits. For the current rules, consult an independent lawyer.
In which currency are properties sold?
Prices are mostly quoted in pounds sterling or euros. The currency and the payment plan should be set out in writing in the contract.
Can I view a property without travelling to the island?
Yes. We can show you the property and its surroundings by video call. We still recommend seeing the property in person before you sign.
